Will This Vacant Lot Finally Be Redeveloped?

The .91 acre parcel on the corner of Conestoga and Sproul roads in Villanova may be in the process of being sold.

Radnor Patch noticed recently that property has been cleaned up (see photos) and looking better than it has in years. Radnor Township's Director of Community Development Kevin Kochanski confirmed that to his knowledge a transfer of ownership is taking place.

In 2006, O'Neill Properties Group, based in King of Prussia, presented a sketch plan to build 24 townhouses on this property and the one adjacent. The plan met resistence and never took off.

In fact, nothing has taken off there in years except for a Pennsylvania Lottery commerical with Gus the Groundhog.

It is zoned commercial, which includes:

  • a restaurant
  • personal service shop, such as barbershop, beautician or clothes-cleaning,
  • retail service shop, such as bakery, candy, ice cream or similar shop; custom tailoring or millinery shop; clock, watch or jewelry shop; radio, television or household appliance repair shop.

Although I would love to see something developed there, traffic is already so bad right at this intersection that I fear for anything bringing cars in and out of that space.

Agree with the prior commenter. I often have to make a left onto Radnor-Chester to get home from the trail parking lot. It's murder, and creates all kinds of backup on the eastbound side of Conestoga. It's time for a more comprehensive and cohesive traffic plan for the stretch of Conestoga between N Wayne and 476.

I think that's a great point. And probably one that the developer who wanted to put condos there made — that condos would be less in and out traffic, but more likely twice a day heavy traffic. Although that heavy traffic would be during the already bad rush hours. Just off the top of my head, I think a cute cafe that serves breakfast and lunch could be unique — just open those huge doors for an indoor/outdoor feel.

I would love to see a small restaurant put here with a nostalgic atmosphere. This is the oldest neighborhood in the township, and a 17th/18th century style tavern would bring history alive. They can adorn the walls with portraits of Anthony Wayne, William, Penn, and use reclaimed wood for the walls and floors. Make it look kind of like how the Guardhouse Inn in Gladwyne is. The Ithan neighborhood would be perfect for a place like this. Just as long as it remains small so parking won't be a problem.

It would make a great trailhead/parking area for a spur off the Radnor Trail. That is, assuming a) the trail can be extended past Radnor-Chester Road, and b) there is enough room along the west edge of the Blue Route to put a path in.

Conestoga Rd & #320 are in the flood plain. That's why that sight has been empty for 15 years or more. You can only build on the pad that is there...no expansion, from what I know. Actually, the sale sign used to have a little added sign tacked onto it that said pad only & then that was removed. I guess we'lll see.

I found this thread on Google today. Something is going on.... the garage bays and windows are getting filled, or being made smaller by fresh cinder blocks. Nearly full dumpster out front. Anybody know what's going on/in?
