Developer Unable to Turn Offices Into Apartments

Steve Bajus was not granted zoning relief for his proposed project.

Developer Steve Bajus had hoped to turn the offices into rental homes in the building that also houses . But in December Radnor Township's Zoning Hearing Board denied his request for the zoning relief necesary to do that.

Bajus was "pretty stunned" by the denial, he told Radnor Patch.

The developer said he believed that they had a legitimate hardship — required for zoning relief — which was lack of accessibility and visibility for the building from the street. The board disagreed.

The building in question is a couple of blocks outside of the Wayne Business Overlay District (WBOD), which encourages "mixed use" and residential development in downtown Wayne. Bajus said his project was going to be just that.

The problem was that it is indeed just outside of that zoning overlay district. But Bajus said if the township is encouraging that type of development, it should be allowed not just inside the small WBOD.

Bajus said in lieu of apartments he will just make some small changes to the office building to make it nicer.
